A Gypsum Mine That Contains More Than 171 Million Tons Of Proven High Quality Calcium Sulfate Gypsum Deposits. It Has One Of The Largest Reserves Of Gypsum In The Country And Has Sufficient Gypsum To Support Any Type Of Large-Scale Mining Operation.
The Mine Is Operating, But It Is A Start-Up. It Would Have A Positive Cash Flow If Debt Payments Were Removed. This Sale Would Include The Equipment, Free And Clear. The Sellers Would Also Satisfy All Royalty Payments. The Equipment Includes Three 40-Ton Articulated Dump Trucks In Addition To A 16-Ton Dump Truck.
Total Variable Costs Are Approximately 2.70 Per Ton. Labor Costs Are Based On 11 Employees Necessary To The Mine Plus Payroll Taxes And Workman’s Compensation Insurance. The Present Labor Force Is Capable Of Handling The Increased Volume. Royalty Payments Are 1.80 Per Ton. Other Costs Include Utilities, Telephone, Insurance And Other General And Administrative Expenses. Break Even Is Approximately 62,000 Tons Per Year Or 5,200 Tons Per Month. Based On A 20-Day Month, And 24 Tons Per Truck, Break Even Is Established At 11 Truck Loads Per Day. General Information Facilities: The Sellers Own 611 Acres Of Fully Patented And Permitted Land Issued By The State Of California, Which Is Valid Through 2032. Competition: The Mine Is Located In An Area That Is Ideal For The Distribution Of Wallboard To Manufacturing Plants And Farmers In Southern California, Arizona, And Nevada. The Demand For Gypsum Is Stong In These Areas. In 2006, The Mine Successfully Received An Organic Certification. The Certification Was Approved And Given By The Organic Material Review Institute & California Certified Organic Farmers Association. Growth And Expansion: According To The Bharat Book Bureau Of Business Information, Demand For Gypsum Products In North America Is Forecast To Grow About Two Percent Annually Through 2011, Exceeding 52 Million Metric Tons. Currently, The Mine Has A Permit In Place For A 3,300 Foot Railroad Spur Which The Company Leases. If They Were To Purchase Or Lease Fifty 120 Ton Railcars, It Would Allow The Mine To Move Over 6,500 - 7200 Metric Tons Per Month, Creating National Market Access.
