Buying a business is alot like buying real estate, the worst house in a great neighborhood offers the best potential for profit. Likewise, a business a good location,with some history even if the gross sales are down will prove profitable if you can buy it for a price that reflects it's current numbers and build on it. Unless you have lots of cash to spend, why not keep your overhead low and build a business that perhaps a previous owner did not have the energy or wherewithal to build? Look for the diamonds in the rough. Your hard work and vision will take a mediocre business to new levels. And unless the owner is retiring or moving or has other incentive a good business is only for sale at top dollar.
