If you've ever conducted even a single search on
BizBen, you see virtually every kind of business for sale by category every day. But very few of them actually provide opportunities for the savvy buyer to have another company help them enhance the property once the sale goes through.
But that's exactly what’s happening on the West Coast. If you are currently in the market for a
gas station for sale in California, right now may be the time to start looking. A recent report in the Christian Science Monitor and the New York Times announced that ConocoPhillips (76) is offering all of its California gas stations financial remodeling aid through its West Coast Redevelopment Assistance Program, or WRAP.
WRAP assists owners of service-bay-style stations to redevelop their sites to include
gas station businesses for sale in California , convenience stores, car washes or other profit-based services. This obviously increases their WRAP allows resellers and marketers to redevelop their sites and quickly improve their profitability and viability. What’s more, remodeled locations typically increase the amount of fuel sold at the station and helps to enhance the "76" brand image. This makes it a win-win situation for everybody.
With WRAP support, up to 25% of the total project costs of smaller rebuilds and up to 33% of total raze-and-rebuild projects are covered with self-amortizing loan. Loan amounts depend upon a variety of economical parameters, including project volume uplift, cost to supply each site and forecast margins in each market.
In the two years since WRAP was first offered, more than 400 sites have been approved or started justification of due diligence. A project must be approved by the end of 2010 to qualify. You then have three years from the date of approval for completion.
This means that if you have a line on a 76
gas station for sale in California, and you’re thinking about buying and remodeling, you may never have a better chance to recoup up to a third of your remodeling costs than you do right now.
There are many California 76 gas station businesses for sale in California - gas stations for sale right now on BizBen for you to discover for yourself, since the listings change on this site daily – sometimes hourly.
Now, if you have a 76
gas station for sale in California, and your gas station has been approved or is awaiting approval in WRAP, imagine what a selling card you now have: "Buy my station, and ConocoPhillips will help you make it even more profitable!"
Either way, the advantages are clearly in your court, and finding the help you need to turn a profit in your next gas station deal is definitely a WRAP.
(By the way, if you decide to take advantage of WRAP, keep me posted. I’d like to hear how the program is working out for you. And of course, if you found your property using BizBen.com, I would be positively thrilled to know that, too!)
