The Company Has Two Owners/Principals And One Employee And Is Based Out Of One Of The Principals’ Home. One Of The Principals Is The Responsible Managing Officer For The Company’s California A And B Contractor Licenses And Is A Licensed Civil Engineer. The Other Principal Is A Licensed Architect. The Principal Holding The Contractor’s And Engineer’s License Is Not Open To An Employment Contract In Connection With A Sale Of The Business. Therefore A New Rmo Or Rme And Engineer Will Be Necessary To Maintain The Licenses And The Company’s Ability To Perform Engineering In-House. I am looking to buy a bar, primarily with a 48 license, but would consider a beer bar with no food requirement. It must be located in Los Angeles County. I have $100K for a down payment, however I am interested in determining an appropriate down payment through negotiations, for either a larger or smaller amount. I require an owner's benefit of at least $55K a year, and the business must produce enough to cover any loan payments I've incurred from its purchase. The price ranges I've been searching are between $100k to $500k, but I am looking for a stable business, with steady cash flow and income. If the business is outside of my price criteria, I would be interested in negotiating a range of possible financing options. I am most interested in seller financing, but should this not be viable, I have other means of financing. I have not been pre-qualified for SBA financing, but will be inquiring. I am able to present a personal financial statement and background letter to interested sellers. My background is varied and this will be my first time buying a business.
