The practice being sold is comprised of five locations: Encino, Agoura Hills, Camarillo, Simi Valley, and Santa Clarita. Each office has been at or very near to its present address for over 30 years, so the practice is very well-established. Regular advertising has been in effect during this time, so there is considerable name-recognition.
Originally, the practice was 100% medical weight management. Approximately 18 years ago, the decision was made to add aesthetic procedures to the services offered, and today the mix is about 80% weight and 20% aesthetics.
Medical weight management includes appetite suppressants, food replacements (optifast), and a variety of nutritional products. We also feature 'the diet shot,' a proprietary mixture of vitamins and minerals that helps patients maintain weight loss. The diet shot also requires regular visits to the office, which provides additional opportunities to introduce patients to other products and services.
Aesthetic procedures include laser treatments for hair loss, photo facials, wrinkle removal, resurfacing and scars. Botox injections and fillers such as juvederm, volbella, vollure, and voluma are also extremely popular.
All hard assets which include furniture, fixtures, equipment, leasehold improvements, product inventory, medication inventory. Equipment includes two palomar star lux 300 lasers and hand-pieces, all office machines including computers and monitors, and an and all other medical equipment.
All soft assets which include patient charts and good will.

Immediate income to physician.
Assuming the purchasing physician assumes the duties of the current physician, nurse practitioner employees, and takes on at least some of the administrative duties, immediate income potential is $300,000 per year. Potential income to physician depends on how hard they are willing to work.
Asking price and justification
During the period when the current owner/physician was actively working in the practice, revenues were in the $1.847 million to $1.950 million range. As the doctor took a less active role, leaving the day-to-day medical operations to nurse practitioner employees, revenue has maintained in the $1.787 million to $1.474 million range.
Even during his working tenure stage, the doctor was not actively attempting to build the practice. It is logical to expect that a physician who actively works the practice and makes every attempt to improve business will achieve at the very least the levels attained during the current doctor's active stage.
Therefore, the asking price is $1.399 million.
