In looking at location, I would look for a business that has good ingress and regress, because if the street does not have a good light system or near a major intersection, it is difficult for people to turn back around if they have missed it. A buyer might want to check with local distributors to see how much product that business buys.

Craig's point is well taken. Buying a business certainly involves the "numbers;" but, it is far more complex than the raw financial data. It's more like a marriage than a stock market purchase. You need to be in it for the long haul, in prosperity and in adversity. A new business owner wants the prospect of joy, not chaos. Sellers can learn from this as well. If sellers want to get the most return for their investment, they need to build a business with a culture and ambiance that an owner will enjoy and cherish. It's at least as important as the "numbers."
