I have the objective of purchasing a congregated living facility existing business located in San Francisco, Oakland, Los Angeles areas, I have been searching for a perfect business location but am yet to find an appropriate one. It has been six months now with no success. I am a committed and dedicated individual who always aims at achieving set goals. Therefore, I promise that I will not waste your time at all if granted the chance. I am a committed professional having a CPA in line. I also have a total re-qualification of financing lined up.

Type of Business Wanted to Buy:

I am seeking to purchase a Service in Congregate Living (CHLF) as soon as available business only; I am open also with lease to buy. I am a qualified healthcare professional and have previously acted as a manager for two group homes. Currently, I am working as a Patient advocate in one of the biggest hospitals. I have BS in Continue my master's in healthcare I am certified in RCFE also national certified for peer support. I was recognized by Oklahoma state university in 2016 as the veteran student of the Year and was awarded a trophy for my achievements.

I am a veteran and re-integrating into my community through education and business.

I am quite knowledgeable about the laws and regulations governing the healthcare industry. To ensure that the congregated living facility will run effectively after purchase I am considering finding an existing business with approximately six beds and existing steady cashflow.

Geographical Area Wanted:

I am looking for a location that will be about 100 miles from Bay area CA or Los angles areas area and I am flexible to the location.

I am looking for a business with a purchase price range from 400K to 500K but negotiable with a net profit of 40K Per month. The business's earnings should be growing for the last few years as proof of stability through annual financial statements.

Other Considerations:

It should also have the fewest possible employees to minimize expenses. It should also have good financial records as proof of stability.

To summarize:

As mentioned, I would like to retain a business broker to help locate the right business and handle the minutia involved through purchase.

The business must have the following available:

* Detailed 3 year and current financial statements (IRS business tax returns for 2018,2019,2020), including EBITDA, Net Income and Cash Flow statements
* No liens, lawsuits or other liabilities
* Purchase Price Range: $400,000-$600,000 negotiable
* Cash flow positive

Preferred Business Attributes

* 3+ years in operation
* Healthy, loyal customer base
* Goodwill (if applicable)
* Reasons for selling; retirement, relocation or health
* Excellent employees
* Sound business plan
* Untapped revenue streams
* Non-compete agreement, with area exclusivity
* Ample training
* Favorable Lease, with renewal options or lease to own option.
* Owner financing (favorable terms)

Of course I will sign all the necessary NDA documents as well as a personal buyer profile. As mentioned, in the short profile, I have liquid and substantial equity/assets to get a business acquisition loan if needed. The purchase will be through financing.
