We have a gorgeous 6-Bedroom Congregate Living Health Facility (CLHF) in Hemet (San Jacinto Valley in Riverside County) that is turn-key ready, meaning that the licensing and the facility are ready to be operated by an experienced buyer. This facility took three years from its inception to where it is now with its 'A' 'B' 'C' licenses in place. The owners are in the healthcare industry and they understand the mechanics of running a CLHF. The reason for the sale is that the seller's do not have the time to dedicate to this facility, but they understand the potential for this business model. At the time of the writing of this advertisement, there were only two other CLHFs in the Hemet area (buyer to verify). The facility is located near the Valley Medical Center and the Loma Linda Hospital with a number of RCFEs and ECFs in the area to market the CLHF services to.

Business: The CLHF (the business portion of the transaction) will be sold at $200,000.00 (below the market value). The seller has made a significant time and monetary investment to their home and this will be noted when you visit the property. Contracts. This Congregate has established managed care contracts that will come with the sale. Currently, the facility will come with a Tri-West contract and a United Healthcare contract. It also has its Medi-Cal waiver in place for your Medi-Cal insured patients.

Property: The facility is being housed in a single-story home that has 2,328 square feet of living space on a 7,405 square foot lot. It has 4-bedrooms and 3 baths with a nicely distributed floorplan. This home was built in 1988 and is nestled in a quiet residential community which is relatively close to Highway 74.

Lease: The seller's own the property and at this time they are not interested in selling their property. The sellers are open to lease options and since the seller's are in the Congregate business, they understand the buyer's needs and are willing to work with the buyers to ensure that it becomes a win-win situation. The seller will be leasing the facility with all of its build outs and the existing FFE with lease terms to be discussed on a case-by-case manner.
