They will also design and arrange for minor renovations to enhance a home's appeal. The asking price is $139,900 with $99,900 down the seller will carry the balance for a qualified buyer over 24 monthly payments.

The market served is primarily San Mateo County on the San Francisco Peninsula, an affluent area with consistently active real estate markets demanding high-end staging. Services include staging, design, property preparation, and (sub-contracted) minor renovations. They handle 50-60 engagements per year with additional occasional renovation and/or design work.

Annual sales are in the $180,000 - $230,000 range, with Seller's Discretionary Earnings ('SDE') of about $90,000+ for the owner-operator. Historic financial records are available for the last several fiscal years. Note that this income is derived from the owner working about 24 hours per week herself with occasional assistance from her husband; so, with more owner commitment, the sales could increase by 60% or more and the profit could double. The physical assets include an extensive inventory of every kind of furniture, furnishing, and accessory imaginable: sofas, chairs, tables, lamps, rugs, beds, mattresses, pillows, linens, paintings, vases, etc., etc. The cost to replace all these items with articles of similar age and condition the seller estimates would easily exceed $140,000, plus the time and effort to source and acquire them.

The owner is open to a training, transition, and consultation period, depending on the needs and wishes of the new owner and the terms of the transaction.

Price & Transaction. The price is $139,900.00 (subject to negotiation and terms). With $99,900 down, seller will carry the balance over 24 monthly payments.
