This 3,500 square foot bar and restaurant with an additional 1,700 square feet of food preparation space is located across 3 lots that total 33k (approx.) square feet.  The premise leases for $25k per month, with an additional $1k per month in additional expenses on a lease until April 2027 with one five year option with additional options to be negotiated.  All of the business's furniture, fixtures, equipment and Type 48 Liquor License, Type 77 Event Permit and live entertainment entitlements will be included in the sale.  Approximately $5k - $10k in inventory will be sold at cost.

New operators may choose to maintain the long-established existing concept or they may capitalize on the stellar location’s buildout, patio, parking lot, liquor and events licenses, and entertainment permit to launch any number of new concepts.  Although they have a substantial kitchen and food preparation space, the venue operates with a Type 48 Liquor License.  As a result, they can only cater to patrons that are 21 years old and older.  New management may choose to ‘downgrade’ the license to a food service one and launch a concept that can expand the client base to include younger patrons and families.
