Deli Eatery - Solid Earnings, High Traffic
$ 175,000

The venue, which is known for its high foot traffic location and inviting atmosphere, provides a cozy space where patrons can enjoy their preferred combination of their preferred coffee and delicious deli delights. With a focus on freshness and quality, This 5 day deli stands out as a go-to spot for area staffers that appreciate the venue’s focus on quality and freshness. Roughly 25% of sales are attributed to its catering services. This 1,200 square foot location leases for 13% of gross monthly revenues, including common area maintenance expenses on a lease until 2024 with two 5 year options to extend. The business has 2 electric grills, an oven (under a small hood), a deli slicer, salad prep table, 3 door fridge and refrigerator, 2 reach-in beverage fridges, a cappuccino machine and a 3-bucket sink. All of the business’s furniture, fixtures, equipment and goodwill will be included in the sale. An estimated $5k in inventory will be sold at cost at close in addition to purchase price. With a focus on quality and customer satisfaction, new operators may want to market to those who aren’t aware of the deli’s value proposition, while promoting their catering options. They may also consider expanding the dine-in or catering menu to attract higher margin sales and to attract customers that which for additional options. As the venue does not have a full hood, the addition of cooking equipment with an electric hood may be considered - should the landlord and health department approve it.

Sport And Work Boat Manufacturing - 60 Years
$ 1,295,000
CF : $ 129,556
This celebrated Southern California based high performance sport and work boat manufacturer boasts nearly 60 years of goodwill. The second-generation family-owned company’s watercrafts, which are between 20 and 42 feet in length, are fixtures in the professional diving, fishing, surfing, research, patrol and sheriff departments due to their durability and ability to remain highly stable in heavy swells. As a result of their utility and functionality, these vessels are ever present in offshore waters from Alaska to Mexico and Hawaii. The company sells direct to the consumer and regularly maintains a 1-2 year deposit-based waitlist. This business operates out of a production yard with an office, and several enclosed materials rooms and work sheds. The office and yard lease for $6,805 per month on a secure lease with options to be negotiated. All of the company’s furniture, fixtures, equipment and goodwill be included in the sale. The seller will agree to work for a reasonable transition prior, and may consider remaining the ‘face’ of the company for an agreed upon period depending on the overall offer and terms. While the commercial boating industry is a competitive one, few manufacturers could hope to have the name recognition and respect that this company has established in its vessels. In fact, despite being build constructed and marketed for their functionality, the company has seen a dramatic increase in well healed leisure boat clients that appreciate the boat’s durability and performance characteristics in the large swells near the Channel Islands, Alaska and Hawaii. Needless to say, few category competitors can claim to possess comparable hull designs, craftsmanship or customized options that allow this firm to attract leisure boaters to their commercial crafts with few amenities! New management may take this legendary company, which is the epitome of a mom-and-pop lifestyle business, in any number of directions to realize its significant growth potential. To begin, the company has operated at near capacity for its entire existence. In fact, customers anticipate a 1-2 year waitlist, and know they can only order limited units at a time due to customer demand coupled with the production yard’s limitations. Historically, they can only accommodate 12 to 24 boats per year based on order sizes (they can do 2-20’ boats per month, but a 40’ unit may take over a year). With a new conversion facility, supply can not only be streamlined, but significantly expanded at a reduced cost. Also, each craft is custom made, which necessarily impacts efficiencies and costs. New operators may wish to continue in this tradition, but they may also carry an inventory the most popular ‘staple’ models or they may choose to outsource their unique fiberglass hull production component - where an estimated 25% cost savings may be realized if the hulls, which constitute 40% of the cost (at 50% of the man hours), are created via vacuum infusion injection molding instead of a manual method. Additional savings may be realized by purchasing key materials, resin and components in bulk. From a sales perspective, the company hasn’t truly actively promote its vessels as they have lacked the capacity to meet demand. If they had a larger production facility and could carry inventory they could attend professional and personal craft trade shows, establish a retail presence by opening a showroom or establishing a dealer network. If they were capitalized, they could not only stock ready-made units, but they also could self-finance orders (rather than rely on progress payments or commercial loans) which local municipality and government contracts require. Being capitalized or having a sufficient credit facility, coupled with the ability to scale production, also opens the door for local and federal agencies (e.g. harbor patrol, fish and wildlife, the coast guard, etc.). that approach them to purchase several units at a time, without progress payments. Commercial fishing, diving, harbor patrol and other clients have expressed an interest in leasing units, however, the company does not have the conversion facility or capital to cover construction costs, let alone have the bandwidth to set-up and manage a lease program. New management may launch a specific division to focus on this. For some of these clients whose needs are harbor, bay or coastal based, new operators may also consider developing a lighter, less formidable bay boat hull design. Finally, since mass production hasn’t been possible, no efforts have been made to become an approved vendor for federal, military or Department of Defense contracts. If the company were an approved vendor, or if were owned by a qualifying party favored in such contracts (female, minority, veteran) additional avenues for growth may exist.

CF : $ 300,000
Located in the greater Silverlake, Los Angeles area, this daytime only bakery and cafe is renowned for its freshly baked breads, pastries, and a variety of breakfast and lunch options. The establishment has become a more than just a local favorite. It’s become a phenomenon that attracts residents and visitors to its inviting, cozy atmosphere with its qualify products and customer service oriented staff that exude the venue’s ultra-positive company culture. This 5,800 square foot facility plus patio leases for $9,973 per month, with $4,913 in annual common area maintenance expense (CAM) on a lease until June 2028, including the 2-year option to renew. All of the company’s furniture, fixtures, equipment and enormous goodwill will be included in the sale. An estimated $30K in inventory will be included in the purchase price. The cafe faces competition from a variety of establishments that vie for the same clientele, however, when it comes to artisanal bakeries, casual brunch spots or trendy coffee shops, we cannot think of any in the area that can offer a comparable quantity of unique offerings, that boast the customer embraced menu or that delivers the welcoming atmosphere this retail bakery delivers day in and day out. As such, this venue has established itself as a community staple without rival. New operators will likely want to prioritize maintaining the cafe’s strong reputation by upholding its commitment to quality ingredients, excellent customer service, and warm friendly atmosphere while adding their own touches to the offering. As this is a daytime only venue, new management may consider offering patrons extended service hours that cover the late afternoon and early evenings and beyond. They may also weigh the merits of the addition of a beer and wine license to complement their popular items with wine, mimosas or entire weekend champagne brunch offerings.

This restaurant has amassed a reputation for its specialty alcohol offerings, as well as its vibrant dining scene. New management will want to capitalize on these attributes by hosting events, potentially extending the operating hours, or brand collaborations. With their unique offerings and cultural appeal, both establishments are well-positioned to capitalize on the area’s diverse, trend-conscious customer base while also attracting those loyal patrons that are nostalgic for a taste of home.

New owners may want to manage this as an owner-operated location, or they may wish to capitalize on the location’s notoriety as a food service destination and launch any number of concepts, provided they do not compete with the number of existing food venues and obtain landlord concept. Alternately, they may wish to convert the space to an independent ice cream or yogurt shop, or other dessert concepts. The current owner operates the business on a largely absentee basis. Long Beach, California
2 Location Long Beach Area Coffee Concept & Café – Each in High Traffic Locations!
$ 575,000
CF : $ 165,205
This 2 location coffee concept with café offering provides its patrons a welcoming neighborhood atmosphere that combines the charm of a cozy coffee house or cafe with the energy of a convivial gathering place, offering a carefully curated menu of coffee, specialty drinks, and light bites. Known for their friendly service and warm atmosphere, this chain has become a go-to destination for area residents and visitors for casual meetups and quiet moments of relaxation. Through their formula for success, the venues have attracted a loyal base of regulars who value quality, consistency, and community connection over name brand chains. This chains locations are 1k and 2.1k square feet, and lease for $5.1k and $5k per month, respectively, on secure long-term leases until January 2027 with options to be negotiated, and April 2028, with two 5 year options. All of the company’s furniture, fixtures, equipment and goodwill will be included in the sale. An estimated $10k in inventory will sold at cost at close in addition to asking price. While the area that both locations are situated in have no shortage of coffee shops and cafés, they mostly resemble quick service concepts or large-scale chains that prioritize convenience over ambiance and character. These independent oriented locations compete by highlighting unique blends, pastries, and aesthetics, while simultaneously balancing quality, ambiance, and community connection in a way that fosters long-term loyalty. This formulate creates an opportunity for these establishments to differentiate themselves and standout in a crowded marketplace. With a strong foundation of loyal customers and a reputation for quality, this brand has significant room to grow by expanding its menu offerings, introducing seasonal specialties, and enhancing its presence through local events and collaborations. There is also opportunity to broaden its reach with catering services, partnerships with nearby businesses, or even additional locations. By leveraging its community-driven appeal and maintaining its commitment to consistency, it is well positioned to capture a larger share of the market and build long-term sustainability. For those with grander plans, the brand has now learned best practices with two different types of retail footprints and in areas with slightly different demographics, which they can capitalized on when opening additional locations.
